FROM THE M5:- Follow the signs for the South West, Torquay on the A380. At the first round-about go straight on to Torquay still on the A380. At the next round-about turn right, follow the A380 going straight across the next two round-about's. At the third, turn left for Paignton. Follow this road down into Paignton until you come to traffic lights, Victoria Park should be in front of you. Turn right to next lights, turn left into the one way system, keeping to the left, follow signs for sea front, the map on the left will take you the rest of the way.

FROM TRAIN AND BUS STATION:- Walk over level crossing into Torbay Road. Turn second left into Garfield Road and follow road past car park on your left for about 400yards "Birklands" will be on your left.

FROM SEAFRONT:- Turn into Beach Road continue to the end of road. Then turn right follow road around 100 yards where you will find the "Birklands" on the left hand side.
